These terms apply to any quote requested from or work performed by Primo West Electric (20362 72B Ave, Langley Twp, BC V2Y 5K4), a licensed FSR electrical contractor operating in British Columbia. By requesting a quote, accepting a written estimate, or engaging us to perform work, you agree to the terms below.
1. Scope of services
We provide residential and commercial electrical services across Metro Vancouver and the Fraser Valley — including EV charger installations, panel and service upgrades, heat pump wiring, lighting installations, renovation electrical, new-construction wiring, commercial tenant improvements, and emergency electrical response.
All work is performed under our FSR license, in accordance with the BC Electrical Code and applicable Technical Safety BC requirements.
2. Quotes and estimates
Any quote or estimate we provide, whether verbal, by text, by email, or in a written document, is an offer to perform the specified scope of work at the stated price. Quotes and estimates are not binding contracts until you accept them in writing (email confirmation, signed quote, or e-signature is sufficient) and, where applicable, pay any required deposit.
Quotes are valid for 30 days from the date issued unless stated otherwise. Prices reflect material and labour costs at the time of quoting; if a quote expires or if there is a material change in material costs between quoting and starting work, we may re-quote before commencing.
Quotes are based on the information you provide and on visible site conditions at the time of the site visit. If additional work is needed after we start (concealed conditions, hidden defects, code upgrades triggered by our work, or client-requested scope changes), we will stop, document the change, and issue a revised quote for your written approval before proceeding.
3. Permits and inspections
We pull the Technical Safety BC electrical permit under our FSR license on every job that requires one. Permit fees are included as a line item in your quote unless stated otherwise. The Technical Safety BC inspection sign-off will be provided to you at the completion of the work for your records and your insurer.
4. Payment terms
Payment terms are stated on each quote. Typical structure:
- Small jobs (under approximately $2,000) — invoiced in full on completion, due on receipt.
- Medium jobs — a deposit at scheduling (typically 25% to 50%), balance on completion.
- Larger projects and new-construction electrical — progress-billed against agreed milestones (rough-in complete, service connected, trim complete, final inspection).
- Commercial work — Net 15 or Net 30 from invoice date, as agreed on the quote.
We accept e-transfer, cheque, and credit card. Credit card payments may include a processing surcharge, disclosed before you pay.
Invoices unpaid beyond the stated due date accrue interest at 2% per month (24% per year). Work in progress may be paused on any project where an invoice is more than 15 days overdue.
5. Cancellation and rescheduling
You can cancel or reschedule at any time. If you cancel or reschedule with more than 48 hours' notice before the scheduled start, no cancellation fee applies and any deposit is refundable (less any material already ordered or restocking fees charged by our suppliers).
Cancellations or reschedules with less than 48 hours' notice may be subject to a fee equal to the crew's booked time (typically half a day). We're reasonable about weather, illness, and coordination with other trades — if the reason is out of your control, tell us and we'll work it out.
We reserve the right to reschedule your work if an emergency call requires our crew (power out, sparks, burning smell, water damage around electrical). In that case we notify you as soon as possible and rebook at the earliest available date with no cost to you.
6. Site access and client responsibilities
You are responsible for providing safe, reasonable access to the work area on the scheduled date, and for moving furniture, valuables, and pets clear of the work area before we arrive. If we cannot reasonably access or work in the space when we arrive, cancellation-fee terms (above) apply.
For work that involves powering down the panel or a service disconnect, you accept the temporary power outage that comes with the work. We coordinate with BC Hydro for service upgrades and give you as much advance notice as possible on the disconnect window.
7. Workmanship warranty
We warrant our workmanship for one year from the date of completion. If any electrical work we performed fails during that year due to a defect in our installation, we will return and correct it at no charge for labour or materials directly attributable to our error.
Products we install carry the manufacturer's warranty (typically 1 to 25 years depending on the item — panels, breakers, fixtures, EV chargers, heat pump gear). We will assist with warranty claims to the manufacturer during our one-year workmanship warranty period.
The workmanship warranty does not cover: damage caused by acts of God, power surges from utility events, water damage from non-electrical sources, physical damage from occupants or subsequent trades, wear from misuse or overloading, or alterations made by anyone other than Primo West Electric after our work is complete.
8. Limitation of liability
To the extent permitted by the laws of British Columbia, our total liability arising out of any quote or project is limited to the total amount you paid us for the specific project in question.
We are not liable for indirect, incidental, consequential, or punitive damages, including lost profits, lost data, loss of use, spoiled inventory from power outages that are outside our reasonable control, or damages arising from delays caused by third parties (BC Hydro, permit authorities, other trades, product manufacturers).
Nothing in these terms limits any right you have under the BC Business Practices and Consumer Protection Act or other consumer protection statutes that cannot lawfully be excluded.
9. Text messages (SMS)
If you provide a phone number and consent through our quote form, you agree to receive text messages and calls from Primo West Electric at that number, including messages sent by automated means, for the purposes of responding to your quote, scheduling work, and following up on completed jobs.
Message frequency varies with the project. Message and data rates may apply through your mobile carrier. Carriers are not liable for delayed or undelivered messages. Reply STOP at any time to opt out of further text messages. Reply HELP for help, or contact us at (236) 243-9407.
You must be at least 18 years old to opt in to receive text messages from Primo West Electric. By providing your phone number and submitting the quote form, you represent that you are 18 or older.

10. Intellectual property
Photos we take of our own work on your property may be used in our portfolio, on this website, on Google Business Profile, and on social media. We do not identify addresses or homeowner names in these photos. If you would prefer we not photograph or publish photos of your project, tell us before work starts and we will note it on the job file.
11. Governing law
These terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in British Columbia. Any dispute arising from a quote or project performed by Primo West Electric will be resolved in the courts of British Columbia sitting in the Lower Mainland.
12. Changes to these terms
We may update these terms from time to time. Material changes will be reflected here with a new effective date. Terms in force on the date your quote was issued and accepted are the terms that apply to that project.
